How the OffersTree Marketplace Fee Works

For open-marketplace transactions, OffersTree charges a marketplace fee at closing based on the final sold price. The current fee schedule is structured so that the percentage decreases as the sale price increases. (per our Terms of Service §3.4)

The fee is paid by the seller at closing rather than when the property is listed. If the property does not sell, there is no marketplace fee. If a buyer's offer falls through and the transaction does not close, there is no marketplace fee for that transaction.

Cash-offer transactions carry no marketplace fee.

For Realtors listing inventory on behalf of their clients, marketplace fee rates are negotiated separately from the standard schedule.

OffersTree also does not add hidden markup to seller pricing. The price displayed to buyers is the price set by the seller, and OffersTree does not add a hidden spread or undisclosed percentage to the transaction.

What Does the Buying Process Look Like?

Submit an Offer

When a buyer finds a parcel that fits their goals, they can submit an offer through the structured offer interface.

The seller can accept, counter, or decline the offer. Offers expire after 10 days if they are not accepted or countered.

The defined response period provides both parties with a clear timeframe. Buyers know that their offer requires a response, while sellers have a specific window in which to accept, counter, or decline.

At present, general messaging between buyers and sellers is not available on the platform. Negotiations currently take place through the price offer, counteroffer, and acceptance process.

Close the Transaction

Once an offer is accepted, the transaction moves into closing through licensed third-party title and escrow partners.

OffersTree does not act as a title company, escrow agent, or fiduciary. Funds move through regulated third parties responsible for protecting the interests of the parties during the closing process.

A typical vacant land transaction can take approximately 30 to 60 days from accepted offer to recorded deed, although the timeline can vary. Cash transactions may close faster, while properties requiring surveys, environmental studies, or additional research may take longer.

What Role Do Realtors Have on OffersTree?

OffersTree is designed to work alongside Realtors rather than replace them.

Realtors can list vacant land on OffersTree on behalf of their landowner clients. This provides an additional source of exposure beyond local MLS marketing and gives properties access to a nationwide vacant-land buyer audience.

Because OffersTree is not a brokerage and does not represent buyers or sellers, listing a property on the platform does not change the professional relationship between a Realtor and their client.
